A logistics park building is designed to be divided. Several tenants share one structure, or one operator takes a few bays now and extends later, so the frame has to accept partitions, separate dock allocations and future bays without structural rework. The economics come from repeating one bay type many times rather than from optimising a single space.

Bulk storage covers material that is piled rather than racked: grain, cement, clinker, coal, fertilizer, mineral ore. The loads are different from pallet storage — high distributed load on the slab, and lateral pressure against any retaining wall or stockpile barrier. Handling equipment (conveyors, stackers, reclaimers, hoppers) also adds concentrated and dynamic loads that a general warehouse frame is not sized for.

A cross-dock is a building designed to be passed through. Freight comes in one door and leaves another, usually within 24 hours, so storage volume barely matters and door count matters more than anything else. The structure is organised around dock-to-dock travel distance and around keeping columns out of the traffic lanes.

A mezzanine adds floor area without adding land or extending the footprint. It works because warehouse clear height is usually under-used: the space above the pick face or the packing area is empty air. Framing that level in steel turns it into storage, workspace or an office block, and it can be removed or extended later if the operation changes.

The dock is where the building meets the vehicle, and it is where most warehouse throughput problems actually start. A dock at the wrong height, or a canopy too shallow to keep rain off the trailer bed, slows every load that passes through it. These components are small in tonnage and disproportionate in operational effect, so they are detailed as a system rather than bought as loose equipment.

Transit warehouses near ports handle cargo that is waiting rather than stored: consolidation, deconsolidation, customs holding, and transfer between ship, rail and road. Turnover is high, dwell times are unpredictable, and the building sees more vehicle movement per square metre than a standard warehouse. Corrosion is the other defining factor — a coastal or humid site will degrade a lightly specified frame quickly.

A distribution center is built around movement, not storage. Goods arrive at one end, get sorted, and leave at the other, and the structure has to stay out of the way while that happens. Clear height sets how many rack levels fit; column grid sets whether the racking layout works at all. Get those two wrong and no amount of operational software fixes it later..

Once racking passes roughly 15 m, the building stops being a shell around a storage system and becomes part of the machine. Stacker cranes run on rails fixed to the structure, so column alignment, floor flatness and settlement tolerances move from "good practice" to "the system does not run without them". This is the most tolerance-sensitive building type in the warehouse family.

Fulfillment buildings carry a load most warehouses do not: the sorting and conveying equipment hangs from the roof. Structural design therefore starts with the material handling layout, not with the building grid. Trough conveyors, sorters and mezzanine-supported pick modules all impose suspended loads and service loads on the primary frame, and the roof has to take them without excessive deflection.
